Myth-Busting – Can I Board a Loft in my New Build Home Without Invalidating the Warranty?

At More Than Loft Ladders, one of the most common questions we hear from customers with new builds is “Can I board my loft without affecting my NHBC warranty?”

It’s a great question, and one we’re happy to clear up for you. Yes, you can board your loft in a new build, if the work is carried out correctly.

In fact, making use of your loft space is one of the smartest ways to maximise storage space in a new build, where floor space can sometimes be limited. Unfortunately, a few persistent myths have left many homeowners feeling unsure or anxious about making the most of their lofts, so let’s break down the facts and bust those myths:

#1 – Boarding the loft will invalidate my NHBC Warranty – False.

According to the NHBC (National House Building Council), boarding your loft doesn’t invalidate your warranty, provided it’s done properly. If issues such as condensation or structural damage arise as a direct result of poor installation, those defects wouldn’t be covered. But when installed professionally and with proper airflow maintained, boarding is safe and compliant. 

#2 Loft boarding compresses the insulation – False.

We use raised loft boarding systems like Loft Leg and battens, which lift the boards above the insulation. This means the insulation remains untouched and effective, and airflow is maintained to prevent condensation.

#3 The roof structure isn’t strong enough for loft boarding – False.

New build homes are typically designed with loft access in mind. According to BS6399 -1:1996 structural standards, trusses in homes with a loft hatch are designed to support 25kg/m² for storage, and a 90kg person for occasional access. That’s more than enough for lightweight, infrequently used items and safe movement in the loft.

#4 Boarding causes damp and condensation – Only if done incorrectly.

Modern homes are well insulated, which keeps heat downstairs and makes lofts cooler. Meanwhile, appliances like tumble dryers and showers increase moisture in the air, some of which can end up in the loft space.

If boards are laid directly onto the joists, the insulation gets squashed and airflow is blocked, which can attract condensation leading to rot and damage.

This is why we make sure there’s a minimum 50mm gap between the insulation and the boarding system, allowing moisture to escape naturally. 

#5 Loft boarding isn’t needed unless you’re storing things – Not true, and in some cases, it is legally required.

If your loft contains maintainable equipment (like mechanical ventilation systems, alarms, solar panel controls or a boiler) then under CDM 2015 regulations, safe access and a maintenance platform must be in place.

#6 – Loftzone is the only approved loft boarding system – Depends on who you ask.

Yes it is the only system approved by the BBA who have no jurisdiction over the construction industry. NHBC recognise the method of raised boarding NOT the system. We favour timber battens as the steel/aluminium rails used in other systems condensate far easier than timber as they are a better heat conductor, this increases the risk of moisture in your loft. As an added bonus timber is also a far better insulator.
